Joshua & Nicola in a similar situation to Gavin & Liz found a property under market value in Boronia Heights for 174k. The valuation came in at 210k allowing Nikki & Josh to buy the property with an 80% Lo Doc loan (loan of 168k). This allowed Joshua & Nicola to keep most of their deposit for the renovation. The renovation has now been done at a cost of about 30k and the property has been revalued at 255k. Nicola & Joshua have now increased their loan amount to 80% of the new value (204k) thereby pulling out all their purchase and reno costs to use on the next property purchase. All in all a fantastic deal.
